The Riverfront 1 Townhouses are the first stage of a masterplanned community facing both South Pine River and Albany Creek. 39 townhouses are perched above the lower river plain, with views to the north and east. Almost two-thirds of the site is at river level and dedicated to parkland supporting the community. The client’s aspiration is to perpetuate sustainable lifestyles. The design was evolved using the Earthcheck framework for sustainable living. Each house is design to support passive energy use. Private external spaces are readily accessible from the interior with the majority facing onto the riverfront parklands. The central communal area is densely landscaped delineating pedestrian and car zones. A communal pool area links to open play areas surrounded by orchards to the north. Services are neatly tucked out of view in the side setback and rear yard access corridor. Garages are ample with additional street parking in setbacks. Smart passive design features along with innovative technologies created highly liveable homes which minimise energy use and water wastage while providing natural light, cross ventilation, and increased views. Sustainability aspirations were incorporated from initial stages through to completion to produce a future focussed development fit for the new generation of environmentally conscious homebuyers. Through considered interest in the landscape and surrounding context, Riverfront 1 masterplan has developed into a well-integrated community project.
